In Switzerland, investments in energy saving and environmental protection — including replacing a fossil-fuel boiler with a heat pump, insulation, high-performance windows and solar — are currently fully deductible from your income tax, even where they add value to the property, and the cost can be spread across up to three tax periods. In Canton Vaud a flat-rate maintenance deduction of 20% of the property's value is also available regardless of the building's age. This is changing: on 28 September 2025 Swiss voters approved the abolition of the imputed rental value (valeur locative), and from 1 January 2029 the federal deduction for maintenance and energy-saving renovation works will be removed. That makes 2026, 2027 and 2028 the last tax years in which a heat-pump installation can be deducted at federal level — so there is a clear advantage to planning your project now rather than waiting.
Tax treatment depends on your personal circumstances and your commune of taxation. Confirm your position with your tax advisor or the cantonal tax office before relying on it.
Common pitfalls to avoid
- Starting works — or signing certain supply contracts — before written subvention approval. This almost always forfeits the cantonal grant.
- A missing or incorrect noise-compliance attestation (LwA at 2°C) for air/water or air/air units.
- Pre-2000 buildings lacking the CECB envelope class required for the M-05 air/water grant.
- Assuming the commune announcement is an automatic approval — the commune still decides whether a full permit is required.
- Overlooking that domestic hot water must be covered by the heat pump or another renewable source during the heating season.
- Treating subvention amounts as fixed — figures and conditions are revised periodically; always confirm against the current cantonal rules.
- Expecting Programme Bâtiments funding for solar PV or windows-only works (PV is federal via Pronovo; windows alone are not subsidised).
